Foundation
• Excavate and backfill for the complete
foundation and basement allowing a rough
grade to ensure a proper drainage away from
your home.
•Footings 10" deep by 20" to support your
solid poured concrete walls, which are 10"
thick by 7'10" high.
•Two strands of steel in the footings, and
one strand of steel in the walls.
•Completely waterproofed with drain tile
covered with pea gravel around the entire
perimeter, both INSIDE and OUTSIDE.
ROUGH FRAMING
•2" x 10" Fir grade floor joists 16" O.C.
•2" X 4" exterior wall construction and 2" X
4" interior wall construction 16" on center
all Fir grade lumber.
•2" X 10" double headers over all window and
door openings (interior and exterior).
•All cedar fascia and trim.
•Large selection of windows and doors.
•All exterior corners are triple constructed
with metal cut in wind bracing.
•1" super insulating sheathing around entire
living area.
•Double floor system 1/2" sub-floor with 15
Lb. builders felt and 5/8" underlayment,
allowing for a full 1 1/8" floor system.
•Roof decking is 1/2" CDX plywood with
clips, 15 lb.felt paper with ice sheild and
hurricane rated asphalt shingles.
PLUMBING
•Fixtures are name brand, with your choice
of standard colors.
•All hot and cold water lines are copper.
•All drain lines are non corrosive PVC.
•All water heaters are name brand, glass
lined, fast recovery units.
•Outside frost free hose bibs
Heating & Cooling
•All name brand units guaranteed to properly
heat and cool with over size duct work and 5
wire thermostat.
Wiring
•All wiring is copper with a minimum of 150
amp. service.
•At least one double plug outlet on every
wall, and walls over 12' will receive more.
•Generous fixture allowance.
•220V outlet.
• Weather proof outside GFI double plug
outlets.
•All wet areas are GFI protected.
INSULATION
•All exterior walls are R-19.
•All ceilings are R-30 blown-in insulation
where possible or equal.
DRYWALL
•1/2" on all walls and ceilings, attached
with screws and glue, taped and sanded,
ready for paint.
TRIM
•Full size wood casing and base molding- no
finger joints or blemishes. Only the true
beauty of the wood comes through.
•All doors are one piece jammed and 1 3/8"
thick, you have a choice of Birch or
Masonite, complete with door knobs, stops
and lock sets.
